Description:
The Bidder, or its sub-contractors, shall be classified by the State of New Jersey – Division of Property Management and Construction in the following classification:
C009 General Construction/Alterations & Additions
The Bidder shall further name and include all required pre-qualification information for the following Subcontractors

C030 Plumbing*
C032 HVACR*
C047 Electrical*

i. General Construction, including, but not limited to
1. Selective demolition responsibilities included within the scope of the project shall include the following Demolition of construction designated and required to accommodate the new work, including finished ceilings, non-asbestos con-taining floor finishes, doors, door frames as noted, toilet partitions, accessories and related equipment designated.
a. Demolition of construction designated and required to accommodate the new work, including finished ceilings, non-asbestos containing floor fin-ishes, doors, door frames as noted, toilet partitions, accessories and related equipment designated:
b. Existing masonry construction as indicated and as required to accommo-date the scope of the work proposed.
c. Removal of wall mounted equipment and furnishings as designated and required to complete the scope of the proposed work
d. Preparation of existing masonry wall and substrates as required to accom-modate the proposed construction.
e. Removal of existing ceiling systems, and repair, patching and preparation of existing construction designated to remain as required to accept the specified finishes.
f. Removal and restoration of acoustical panel ceiling systems, including co-ordination and sequencing of the work with the owner and other contrac-tors.
g. Patching of building finishes damaged or altered as a result of the work of this contract
h. Patching and repair of roofing finishes. The contractor is advised that roof areas impacted by the work of this contract are under warranty. Repairs and alterations to these roof systems must be performed in strict confor-mation with the written requirements of the roofing system manufacturer, and performed by a roofing contractor pre-qualified by the roofing system manufacturer.
i. Cutting, patching and restoration of existing interior and exterior finishes to the extent required to accommodate the work of this contract.
2. Masonry construction where shown and as required to infill abandoned or al-tered door openings.
3. Painting of walls and door frames, including preparation of all surfaces to be painted.
4. Application of ceramic tile where noted. Ceramic tile size, depth and coursing to match existing, and shall be coated with an epoxy coating finish as directed.
5. Supply and installation of new doors, door frames and hardware as shown and indicated within the Contract Documents.
6. Supply and installation of new VCT floor finishes, including vinyl wall base and vinyl transition strips and reducers where flooring abuts adjacent floor finishes, including concrete and terrazzo finishes.
7. Supply and installation of new display boards, tack and marker boards indicated.
8. Supply and installation of new ceiling systems, and preparation for the installa-tion lighting fixtures and other ceiling mounted devices.
9. Supply and installation of new toilet rooms accessories, including grab bars and mirrors.
10. Supply, fabrication and installation of new stainless steel food service equip-ment casework detailed within the construction documents. The General Con-tractor shall retain the services of a qualified Food Service Contractor for the preparation of detailed shop drawings, as well as the fabrication, delivery and installation of all materials specified. This Contractor shall be named within the Form of Bid.
11. Preparation for new floor and wall base finishes.
12. Supply and installation of new interior signage indicated.
13. Roof cutting, patching and restoration to the extent required to accommodate the work of this contract. Refer to the Mechanical, Plumbing and Electrical draw-ings for the extent of new openings, penetrations, curbs and pipe supports re-quiring cutting and restoration of new warrantied roofing system.
ii. Structural Steel Construction, including, but not limited
1. Miscellaneous steel framing and lintels as required to support and accommodate new and enlarged or altered door openings, new or relocated mechanical systems and roof openings.
2. Construction of new structural steel mezzanine mechanical system access cat-walks and ships ladders, including alterations to existing structural steel framing as required to accommodate the new construction required and indicated.
iii. Mechanical Work, including, but not limited removal of existing mechanical systems as indicated and required, supply and installation of new exhaust fans, duct work and diffusers, renovation of the existing exhaust systems, modification of existing roof curbs and supports systems as indicated and required, installation of new transfer grilles and fire dampers, supply and installation of new cabinet unit heaters including new hot water supply and return piping. and relocation of existing mechanical work but in conflict with new construction proposed as a part of this contract. Equipment will be integrated into the BMS by the Owner’s integration Contractor (AME Inc.).
iv. Plumbing Work, including, but not limited removal of existing plumbing systems and fixtures as indicated and required, supply and installation of new water service, drain-age systems and fixtures, and relocation of existing plumbing work designated to re-main but in conflict with new construction proposed as a part of this contract, and supply and installation of new plumbing services shown and required for a complete operating system.
v. Electrical Work, including, but not limited removal of existing electrical systems as in-dicated and required, supply and installation of new electrical systems, devices, light-ing fixtures and accessories, relocation of existing electrical work in designated to re-main but in conflict with new construction proposed as a part of this contract, and supply and installation of new electrical services shown and required for a complete operating system. Operating systems shall include all mechanical and plumbing sys-tems, electrical operators and controls, and equipment scheduled to be provided as a part of this contract as well as under the scope of a separate contract(s).
2. RESPONSIBILITIES OF THE OWNER:
a. Removal of all furnishings or loose equipment as required to accommodate the scope of this contract prior to the start of work and subsequent reinstallation of furnishings after final completion.
b. Access to standard single phase electrical service for light power equipment and tools required to perform the work. The contractor shall be responsible for the supply of temporary generators for three phase electrical service when and if required.
c. Provisions for access to the work area.
