Mr. & Mrs. Barry purchased a property that had been damaged by Hurricane Sandy (10/29/2012) located on North Beach Avenue in Reeds Beach, Middle Township, NJ. A two bedroom single family dwelling was located on the beachfront property. The building had structural damage and the first finished floor was located below the required base flood elevation for flood insurance. The Design Collaborative was engaged to evaluate existing conditions and recommend upgrades and renovations to the building for livable conditions. After a full inspection of the premises, a new replacement structure was developed. The new design adhered to all zoning regulations, as well as the newly adopted flood hazard regulations for construction in a "V" Zone. The Flood Hazard regulations played a major role in the design by requiring a new finished first floor to be over 8 feet above existing grade with pile foundations capable of withstanding the wave action associated with major coastal storms. The design approved by the clients was a one-story seashore "fishing shack" cottage with two loft areas in the attic space. Heavy timber from a pre-revolution barn was incorporated into an open plan with all rooms having views of the bay and waterfront. The Design Collaborative provided all necessary architecture and engineering plans to obtain local zoning approval and a construction permit. During construction, The Design Collaborative observed various phases of the structure and was available to assist the owner/contractor in addressing any questions or items of concern.
