The owners recently acquired a seasonal house located in Middle Township, NJ. The structure was a one story (with sleeping attic) building constructed over meadow waters of the Stone Harbor Bay area. No actual street frontage existed. The Design Collaborative was engaged to develop a program to improve the sleeping attic area. Due to the fact that the existing dwelling did not conform to the flood hazard regulations, the improvements were limited to 50% of the current market value of the building. As a qualified NJDPMC estimating company, The Design Collaborative was able to establish the current value of the structure and establish an acceptable budget within regulation requirements. Subsequently, a new second floor was designed that complimented the existing architetcural characteristics of the original house and stayed within budget constraints previously established.
