Casey/Sipos Residence

The property located on South Beach Avenue in Reeds Beach, suffered severe damage from Hurricane Sandy in October of 2012. The existing structure had been constructed on piling and was overlapping a bulkhead on the property. Sewer was accommodated via a septic system that predated current codes. The wave action from the storm hit the bulkhead and produced a vertical action that obliterated the entire floor system of the building essentially resulting in a hollow shell that was uninhabitable. The Casey and Sipos families contacted The Design Collaborative for advice in restoring their waterfront vacation home. Our services included full evaluation of the current building and property with respect to obtaining zoning and construction permit approvals. An added challenge was to develop a solution that could comfortably accommodate the two family owners. Due to the undersized nature of the existing lot and non-conforming setbacks of the existing dwelling, The Design Collaborative recommended complete removal of the bulkhead systems and the remnants of the damaged building, after obtaining zoning approval for the replacement concept. The concept developed included a three bedroom one-story dwelling with sleeping loft. Two of the bedrooms contained ensuite bathrooms for the privacy of the owners. The building was designed on piling, over a story above grade due to the flood zone requirements, resulting in the main living area overlapping the bayfront water at high tide conditions.
